BBMP tax is an annual levy that needs to be paid every year. The tax period begins in April and ends in March of the following year. For example, if you have property tax due for FY 2024-25, you must pay it before March 31, 2025.

BBMP (Bruhat Bengaluru Mahanagara Palike) calculates property tax using the Unit Area System. This means the tax is determined based on the property's carpet area and a predefined rate per square foot.
Here's the calculation process:
Determine Carpet Area: Measure the total area of your property, excluding common areas like staircases and balconies. This is your carpet area.
Check Applicable Rate: BBMP tax has a standard rate per square foot for different property types and zones. You can find this information on the BBMP website or by contacting their offices.
Multiply Carpet Area and Rate: Multiply your property's carpet area by the applicable rate per square foot. This gives you the base tax amount.
Add Surcharges and Deductions: There may be additional charges or deductions based on factors like property usage, amenities, and any applicable exemptions.
The BBMP property tax online is calculated using the following formula:
Property Tax = (G - I) * 20% + Cess (24% of property tax)
Where:
G is the Gross Unit Area Value calculated as X + Y + Z.
I is the depreciation amount calculated as G * H / 100.
X is the tenanted area of the property multiplied by the per square foot rate of the property multiplied by 10.
Y is the self-occupied area of the property multiplied by the per square foot rate of the property multiplied by 10.
H is the percentage of depreciation rate, which depends on the age of the property.

Form I | This form should be used when the property owner has a Property Identification Number (PID), which is a unique ID assigned to every property. The PID includes key details such as the street, ward, and plot where the property is located. |
Form II | This form applies if the property owner doesn't have a PID but does have a khatha number. The khatha number is associated with a khatha certificate, which provides essential information about the property. |
Form III | This form is used when the property owner lacks both a Property Identification Number and a khatha number. |
Form IV | A white form used when there are no changes or modifications to the property's details. |
Form V | A blue form used when there are changes or modifications to the property. For example, if an additional floor is built or the property is converted from residential to non-residential. |
Form VI | This form is used for properties that are exempt from property tax. |
Paying your BBMP property tax online is a straightforward process. Here's how you can do it:
Step 1: Visit the official BBMP property tax portal at https://bbmptax.karnataka.gov.in/.
Step 2: Enter your Application Number, PID Number, or Renewal Application Number, along with the Owner's Name.
Step 3: Click on 'Retrieve' to display the owner's details on the next page.
Step 4: If the details shown are correct and no changes are needed, click 'Proceed' to fill out Form IV.
Step 5: If you need to update any information regarding the property—such as usage, occupancy, or built-up area—check the appropriate box and click 'Proceed' to fill out Form V.
Step 6: Review the pre-filled information to ensure its accuracy. You can then choose to pay the tax either in instalments or in full, through a challan or online.
Step 7: If you select the online payment option, you’ll be redirected to a payment page. Choose your preferred mode of payment—debit card, credit card, or net banking.
Step 8: After successful payment, a receipt number will be generated. You can view, print, or download the receipt after 24 hours.
The BBMP Property Identification Number (PID) is a unique number assigned by the BBMP to each property for identification purposes. If you're looking to obtain a new PID number for your property, follow these steps:
Visit the Official BBMP Website https://bbmp.gov.in.
Scroll to the bottom right of the page and click on 'GEPTIS' under 'Other Links'.
Use your login credentials to sign in. If you don’t have an account, register using your mobile number. Once registered, your property will appear on the Google map.
Hover your mouse over the property location on the map, and the property details along with the new PID number will appear.
Once you have the new PID number, you can search for your property’s data using this number.
If you pay your BBMP tax in full before the BBMP's specified due date, you'll receive a 5% rebate. However, if you delay the payment, a monthly interest rate of 2% will be applied.
Alternatively, you can choose to pay the tax in two instalments to avoid interest charges, but this option does not make you eligible for the rebate. Ensure that the payment is completed by June 30.
